Now I've always been on the look out for a nice property nearer to the heart of town, with nice facilities, and safety. It was good then when I heard about this new exclusive property development over at Happy Garden, The Riyang by Suntrack. After checking out their showroom, and talking to the good folks from Suntrack, I'm pretty convinced this could just be the ideal family condo we are looking for. Check it out below!

The Riyang @ Happy Garden - Kid's Play Room!

The Riyang at Happy Gardens is a really good catch if you ask me, as it's one of the larger condominiums located in the heart of KL, perfect for growing families like mine. With the mum, wife and two young kids living with me, it's nice to know that The Riyang is spacious enough, with sizes going from 1,700 sq feet and beyond. What's even better? It's FREEHOLD!

Price?!

That's the first thing that comes to mind when I look for my next home. It must be within my capability to afford. Interestingly enough, The Riyang starts from only RM 550 per sq ft! That's a pretty cool price considering you get to stay in an exclusive residential development with only 8 units per floor. Yes, lots of privacy there, and it's family friendly to boot. Why do I say that? READ ON!

Facilities that matters

With two young boys in the family, I can never emphasise more on the safety of my kids. Hence, after hearing the various thoughtful designs that The Riyang has implemented, I'm completely bought over. Did you know the condominium will have a shaded playground? How awesome is that. Come rain or shine, I can bring the kids out to spend their overactive energies, while I relax watching over them .

The creative folks from Riyang have put a lot of thoughts into their designs. Another one which I truly appreciate is the design of their swimming pools. The pools at Riyang is raised by 450mm as a child safety measure to help prevent young toddlers from failing in. In fact, the whole area is accessible with raised decks and wheelchair ramps all round. How thoughtful!

These are the facilities that matter to me and my kids. Some other thoughtful designs that have been implemented by Riyang would be the fact that they have 4m wide carpark ramps instead of the conventional 3m to allow less experienced drivers more room to manoeuvre with ease. Each of the unit has high ceilings for better ventilation and natural lightings in all rooms. Yes, you guessed it! Every room in Riyang faces outwards, no more rooms facing the dark inside part of the building.

A tent with clouds? why not. 

In fact, while I was at the showroom, I was informed that the whole 35 floors of Riyang would only house 212 spacious, family friendly units. There will be 5 lifts to service everyone, ensuring short waiting time. When I entered the units, I'm pleased to find out there will be CAT6 data point for TV in the event that I will upgrade my tv to a 4K TV. Future proofed!

The mock up of Riyang shows a really long driveway and area from the street entrance, to the guard house, and from there on to the lobby. This gives out a really classy and posh feel, akin to those 5 star resorts we enjoy when we travel overseas on vacation. Did I mention they even have these His & Hers wash basins in the Master Bathroom? Interesting. 

Suntrack, the developer is no stranger to the scene, where for The Riyang property it has even won the award for high-rise architecture and high rise development at the International Property Awards - Asia Pacific (2017-2018).
