The Hub SS2 PJ New Office Property Development Project By SDB

With the ever-increasing need for a good piece of property in PJ, much so office spaces, I chanced upon a rather interesting new development aptly named The Hub SS2 recently. The Hub SS2 is the next generation versatile Signature Suites and Retail Offices designed for the modern office people. I was at their sales and showroom the other day just to check out what they have to offer.

It comprises of two components, the Signature suites with units ranging from 517 sg ft to 1313 sg ft, and 13 units of 4-storey Retail Offices, set in a well balanced landscaped environment. All this is sitting on a 2.51 acres of freehold land. As of this time of writing the retail offices have all been sold out, leaving roughly 30% of the signatures suites to be taken up.

Upon setting foot into The Hub SS2 sales gallery along Jalan Harapan in SS2, which so happens to be at the building site as well, I was greeted with this towering mock-up of the signature suites, right up to the ceiling.  Located just beside the new SS2 Mall, it wasn't hard to locate.

A project by Selangor Dredging Berhad (SDB), The Hub SS2 is the third development in the area after Ameera and Five Stones which are both more towards the residential type. The Hub SS2 is positions itself to be a small office development, where companies or businessman can set up a comfortable home office within SS2 area. I was given a brief tour around the showhouse and sales office, with further understanding on what The Hub SS2 is all about.

The Hub SS2 is inspired from nature, with references akin to an outdoor art gallery. The design has these really cool pool deck garden on the top floor with a PJ city view, with a double volume gym in the plans as well. One of their tagline reads 'work is inspired by life, and life is inspired by work' a rather perplexing but surprisingly simple phrase if you look at how The Hub SS2 integrates work and pleasure into one location.

The chic and trendy Signature Suites of SS2 come in several configurations, namely the micro unit, 1-room and 2-room suites, and 1-room and 2-room double-volume (2 floors) lofts ranging from 517 sq ft to 1313 sq ft. I was given a tour of one of their show units, and my, it does look every bit that modern home office setup.

Each unit has it's own unique charm, especially the high ceilings and flexible modern design that allows us to modify our unit to suit our specific needs. There were these full height folding sliding shutter panels (only for lofts) that disguise themselves as walls that slide smoothly to form a private meeting space.

The double volume signature suites of The Hub SS2 even has a pantry complete with a built-in fridge and kitchen cabinet. Walking up a flight of stair brought me to the upper floor where there is more office space to be used. Working space has never felt more comfortable, especially with the sofas and couch to rest while the brain continues to work 24 by 7.

The very accommodating sales person was very helpful in explaining the perks extras of The Hub SS2. 2 car parks are provided for each unit, with a tenancy program ROI 5% per annum based on SPA price. With a freehold status, and based in a matured SS2 township, The Hub SS2 comes with attractive discounts as well. Owning your very own office suite at The Hub SS2 can be done with a 2% deposit, with free legal, loan agreement, and all stamping fees.

Usually a sales person will persuade clients to buy new project with the only reason that the property will appreciate in future around certain percentage because property will appreciate from time to time. Unlike the others project, The Hub SS2 gives 4 rather strong reasons to appreciate within the construction period (54months) and will maximize the appreciation of the property. Check them out below.

Reason #1:Appreciation upon handover

Selangor Dredging Berhad (SDB) has proven their mettle with the neighboring Ameera residency and Five stones. These have appreciated 41% averagely upon handover (the data is based on the first 6months after handover keys's transacted price). SS2 is a highly matured area and there is hardly to find any new freehold developments (The Hub probably would be the last freehold project in ss2). So it's a good choice to invest in The Hub.


Reason #2: Construction of Jalan Harapan

The Hub SS2 is located just beside Jalan Harapan, which soon will be become one of the main roads in SS2, and it will link the Rothman Roundabout ( Sin Chew Jit Poh) to the Jalan Damansara ( exit will to the same row of the Tropicana City Mall). Jalan Harapan will be widened to be a 6 lane main road and the road will completed in July 2014. The Hub's value should immediately appreciate when the road is completed.

Reason #3: KIDEX Highway

A new highway, Kidex will be constructed very close to the site, linking Puchong Kinrara to Damansara. KIDEX highway will be completed around 4 years and it helps The Hub appreciate even faster.

The MRT project is projected to be completed around 2017, with the nearest station being only 2.7km away from The Hub. The management of The Hub provide shuttle bus services for the owners to travel to the station daily. This would provide a better lifestyle and avoid the traffic jam that plagues our roads daily.
